We use state of the art equipment for surveys, including RTK-GPS, Robotic Theodolites, survey drones and scanners. We match the staff expertise with the most appropriate technology for any particular project to achieve the required results economically and quickly.
Following are some of the tasks we are engaged to complete:
Land Transfer Surveys
Surveying The Bay undertake various types of land transfer surveys. Generally they represent the fieldwork and plan preparation side of a project, and are necessary for approval by Land Information New Zealand in association with the issue of new titles. We also provide services in relation to road stopping and taking, easement plans for private and corporate organisations, and have undertaken a number of surveys to support a claim for adverse possession of land.
Easement Surveys
The use of neighbouring land for the transmission of services or the provision of access needs to be protected by way of easements registered on titles. Surveying The Bay can produce plans for these purposes efficiently and without delay, utilising superior technology and software, while liaising with clients and solicitors for the efficient registration of documents.
Topographical Surveys
An architect or engineer will often require a topographical (or ‘site’) survey before performing design work. The survey will show existing ground levels, vegetation, buildings, services, roads – and all visible features on the site. Contours are often generated to depict the ‘shape’ of the land. The designer uses this information to design access, services, earthworks and buildings. We are also able to superimpose an aerial photograph onto a topographical survey adding a new dimension of clarity to the data. Photos can also be provided and annotated with levels and dimensions to clarify elements of the site being surveyed, for example roof ridgelines and eaves. Redefinition / Fence line Surveys
“The fence is obviously the boundary” – or is it? A common misconception we come across is that a fence is expected to represent the legal boundary. In many instances we find this is not the case and survey work is needed to determine the true position of the boundary. If you’re looking to construct new fences or walls on or close to boundaries a boundary redefinition survey is the only way to know that you’ve got it right.
Building Setout Surveys
In a construction project our services can be engaged to provide information to determine exactly where the new building should be located. Designers will usually have dimensioned the position of a building on construction plans and these can be transferred to ground marks by the surveyor. These jobs are particularly useful on steep sloping sites where horizontal distances are difficult to measure, or on complex projects such as office buildings.
Deformation Survey
On structures such as reservoirs, bridges, mine sites, buildings and construction sites it can be important to monitor the site and surrounding areas for movement in either a vertical or horizontal dimension. Specialised equipment and observation techniques are utilised to achieve very precise results in a deformation survey.
GPS / GNSS Surveys
GNSS is the new name for GPS technology as more countries establish their own satellite constellations. This has enabled utilisation in many different applications. The ability to carry out cadastral surveys to prescribed accuracies has made the application of GNSS to cadastral surveys a possibility. GNSS is also ideal for the rapid collection of topographical data as intervisibility between stations is not required. Integrated survey techniques whereby terrestrial and GNSS techniques are combined are providing huge savings in time and providing outstanding efficiencies.
Special Projects
Surveying The Bay has been tasked with providing technical survey services to provide solutions for a number of industrial applications. These include the measurement of the volume of large, 13m high, 12m diameter tallow storage tanks that operate at a temperature of 55°C. The remote measurement technology of our robotic theodolites was utilised to provide volumes calibrated every 10mm up the tank. We have also undertaken level surveys inside freezer rooms at -20°C for the monitoring of floor movement and the monitoring of “preload” substrate settlement for large building platforms. This type of work involves a lot of technical measurement and data processing and provides challenges that our surveyors thrive on.
Unit Title Surveys
The Unit Titles Act allows for a structure of Title that is ideal for multi-unit developments. The benefits of a Unit Title over a fee simple title include such things as provision for the common ownership of services corridors and access areas, and the ability to create a Title in three dimensions so units on different levels can be given separate Titles. A Unit Title development is administered by a Body Corporate, an organisation consisting of the owners of the units, which administers such things as building maintenance / insurance costs etc.
Maori Land Surveys
Land that is held under the Te Ture Whenua Maori Act 1993 is classified as Maori Land and any dealings with these parcels of land are administered by the Maori Land Court. Different procedures need to be undertaken when dealing with these types of surveys, and Surveying The Bay has the necessary experience to provide assistance to individuals and Maori Trusts and Incorporations with partitions, easements and occupation orders.
Rentable Area Surveys
The Property Council of New Zealand sets guidelines for the measurement of rentable areas within commercial developments. These surveys consist of the accurate measurement of the tenancy areas within commercial buildings such as offices, shops and factory premises. The accuracy of rentable areas is critical to ensure landlords are receiving rents based on accurate measurements.
As-Built Surveys
As-built surveys are undertaken on completion of construction projects to provide records for the utilisation by local authorities in their data capture systems / GIS. We have the experience and equipment to efficiently capture data in appropriate formats for the differing local authority requirements. Sometimes designers also require surveys that accurately depict existing structures in order to design additions or alterations. These surveys require differing survey techniques depending on the nature of the structure and surrounding environment and the accuracy specifications of the designer.
Carbon Farming (Forestry) Surveys
The advent of the Kyoto Protocol has led to the possibility of establishing forests that acquire carbon credits. The location and area of the forest can be depicted on a covenant plan.
QE II Surveys
QE II open space covenants are legally binding open space protection agreements that are registered on the title to land in favour of the QEII New Zealand Trust. Each covenant is unique in its conditions and ongoing management. The location and area of the covenant must be depicted on a survey plan. The QEII National Trust helps private landowners in New Zealand to protect significant natural and cultural features on their land through open space covenants and often will help fund survey and fencing costs.
